Smoke Alarm Regulations NSW — What You Need to Know

Current NSW Requirements
Every home in NSW must have at least one working smoke alarm on each level. For properties built after May 2006, smoke alarms must be hardwired and interconnected. For older homes, battery-powered alarms are acceptable but hardwired is recommended.
Types of Smoke Alarms
There are two main types: ionisation alarms (better at detecting fast-flaming fires) and photoelectric alarms (better at detecting slow-smouldering fires). NSW legislation now requires photoelectric alarms as the minimum standard for all new and replacement installations.
Where Must Alarms Be Installed?
Smoke alarms must be installed: on every level of the home, in or near each bedroom, in hallways connecting bedrooms to the rest of the home, and at the top of each staircase. Kitchen and bathroom areas should have alarms placed nearby but not directly in these spaces to avoid false alarms.
Replacement Timeframes
Smoke alarms have a limited lifespan. Most need replacing every 10 years — check the manufacture date on the back of your alarm. Batteries in battery-powered alarms should be replaced annually. Hardwired alarms with backup batteries need their backup battery replaced every 12 months.
Rental Property Requirements
Landlords in NSW must ensure smoke alarms are installed and working at the start of each tenancy. Tenants are responsible for replacing batteries and notifying the landlord of any faults.
